How Competitive Is the Denver Housing Market for Buyers Right Now?

If you’re buying in Denver right now, I think the most accurate answer is this: the market is still competitive, but it’s not the kind of chaos buyers dealt with a few years ago.

That difference matters.

A lot of buyers still have memories of the frenzy years, when it felt like every decent house had multiple offers by the end of the weekend and you had to make a decision almost instantly. That is not what this market feels like overall right now.

Denver has become more balanced, and in some reports it has even tilted more in buyers’ favor. Realtor.com’s March 2026 local market update said Denver shifted toward buyers, with a median listing price of $537,000, more time on market, and nearly 1 in 4 listings taking a price cut. At the same time, Redfin reported Denver’s March 2026 median sale price at $630,000, with homes selling in an average of 19 days.

So when buyers ask me whether Denver is competitive, my answer is usually: yes, but not in the same way it used to be.

It’s Competitive, Just More Selectively

That’s probably the best way to say it.

The market does not feel equally competitive across the board. The right home — in the right location, in good condition, and priced well — can still move quickly. But buyers generally have more room now to pause, compare options, and negotiate than they did during the peak market.

That lines up with what the local data is showing. DMAR’s March 2026 report said new inventory increased by nearly 20% from February, while pending sales jumped by more than 30% month over month. Their takeaway was that volatility and opportunity are showing up together, and buyers who are prepared are being rewarded.

To me, that sounds like a market where buyers still need to be ready, but not a market where they have to panic.

What Competition Looks Like Right Now

I think this is where a lot of buyers get tripped up.

They want to know whether the market is “hot” or “cold,” but that is usually too simple. In reality, Denver feels more mixed than that.

Some homes sit because they are overpriced, need work, or are not as appealing as the competition. Other homes still draw strong interest quickly because they are move-in ready, priced realistically, and in a price range where buyer demand is still strong.

That means the competition is often tied to things like:

  • condition

  • pricing

  • neighborhood

  • housing type

  • price point

  • how many similar listings are active at the same time

That is a very different experience from the old version of the Denver market where it felt like almost everything sold instantly.

Buyers Have More Leverage Than They Did

This is the part I think buyers should not overlook.

Realtor.com’s March update specifically pointed to more negotiating room for buyers in Denver, and Redfin’s statewide Colorado data also showed that only 23.2% of homes sold above list price in March 2026, while 30.7% had price drops and the statewide sale-to-list ratio was 98.6%. That is not what a pure frenzy market looks like.

That does not mean buyers can be careless. It just means the leverage is different now.

You may still need to move quickly on the right home, but you may also have more room to negotiate on price, ask for credits, or avoid waiving every protection just to compete.

Mortgage Rates Still Shape Buyer Competition

Even when inventory improves, mortgage rates still affect how competitive the market feels.

Freddie Mac reported the average 30-year fixed mortgage rate at 6.30% on April 16, 2026, down from 6.83% a year earlier. That is better than a year ago, but still high enough that affordability remains a major factor for buyers.

So part of what’s happening in Denver right now is that buyer competition is being shaped by two things at once:

  • more inventory and a little more negotiating room

  • continued affordability pressure from rates and prices

That combination makes the market feel more manageable than before, but still not especially easy.

What This Means for Buyers

If you’re buying right now, I think the biggest takeaway is this:

You do not need to shop like it is 2021. But you do need to be prepared.

That means:

  • knowing your budget

  • talking with a lender early

  • understanding what price range feels comfortable

  • being ready to act when the right home shows up

  • staying realistic about the fact that the best listings may still move quickly

To me, that is what a healthier market looks like. There is still competition, but there is also more room for strategy.
